A real estate agent, property developer, owner of Black on Black Trading and Projects Pty Ltd, Jabulani Mdlalose, aged 38 years old from Tsakane speaks on his experiences and success within the property industry.
With over five years in the industry, Mdlalose explains in detail what property development is. “In essence, property development is the process of improving land or even properties for financial gain. I sell houses and get clients who want to do rental properties. As a property developer, we build houses from raw lands, or existing buildings into usable spaces and that encompasses a wide range of activities such as identifying available properties and acquiring land. There’s also securing of financing, obtaining permits and overseeing construction involved,” added Mdlalose.
The hardworking man further explained that rental properties he has built thus far are five in total. The areas he has built properties are Geluksdal, Tsakane in extension 9 and extension 5, as well as Masechaba in Duduza. With more properties in the bag for Mdlalose, he collaborated with SETA (Sector Education and Training Authority), a South African organisation responsible for overseeing skills development and training within specific industry sectors, to provide practical training to twelve (12) learners under his supervision. “My team and I work closely with these learners. They’re learning how to build properties from scratch, how to read through a house plan and they are given knowledge on what is done on a construction site in detail. This opportunity gives me hope that my company is growing, and I am happy to give more opportunities to upcoming property developers,” eagerly shared Mdlalose.
The young man expressed the challenges he faces in the industry. He vocalised that rising costs, high interest rates and an exigent economic environment affect his business negatively. “There is a lot that goes into play before you can build land. There’s research of different planning permissions and building regulations you need to comply with before acquiring land as well as ensuring your project is in alignment. Thanks to my architect, Aaron Mthimunye, all has been going well so far,” uttered Mdlalose.

As a company that has no sponsorship and is self-funded, Mdlalose expresses that resilience and commitment are crucial in the success of any business.
